What counts as the best home loan rate?
There is no single best home loan rate in Australia. There is a best available rate for a specific borrower, with a specific deposit, buying a specific type of property, on a specific repayment structure.
The lowest advertised rate is often not the best outcome
A headline rate can be genuinely sharp and still be the wrong loan. Common reasons:
- It carries an annual package fee that outweighs the saving on a smaller loan.
- It is a introductory rate that reverts to a higher ongoing rate.
- It excludes features such as an offset account that would save you more than the rate difference.
- You would not qualify for it at your loan-to-value ratio.
What actually moves you into better pricing
- Lowering your loan-to-value ratio. Crossing below a tier boundary, commonly 80 per cent, can unlock materially better pricing and remove lenders mortgage insurance from the equation.
- Principal and interest repayments. Usually priced below interest-only.
- Owner-occupied purpose. Typically priced below investment lending.
- A clean recent credit history. Lenders assess conduct on existing debts.
Ask a better question
Rather than asking what the best rate on the market is, ask what the best rate available to someone with your profile is, and how far your current rate sits from it. That gap is actionable. A national headline rate usually is not.
